What is the structural repair process?
After meeting with our local Houston foundation expert, structural repair can often be performed with a pier and
polyurethane foundation repair. Especially with all the expansive clays and soils in Texas, this is a great option for addressing structural problems.
Polyurethane can be used to lift and stabilize an interior slab-on-grade of a home. Compared to a pressed pier, the polyurethane provides a wider area of support, is a much faster process, and requires fewer injection holes. This material can expand up to 20 times its original volume, allowing it to move laterally once placed underneath the foundation.
To begin, a ⅝” hole is drilled through the foundation, and the polyurethane material is inserted into the hole. Because it will expand in the soil, it fills up any air voids underneath the foundation and will also compress the soil. The foundation will then essentially be lifted with polyurethane. Aftermath can typically perform this structural foundation repair within a day.
A
pressed pier foundation repair may also be a structural repair option. In this kind of structural repair, the weight of the house is transferred from the foundation to an exterior-grade beam. Traditional piers may be a better option of the settlement of the home is in the area of the load-bearing beams.
This process starts by excavating the soil where the piers will be placed. Piers are then inserted every 8 feet in a commercial home. In Texas, the soil allows a depth of 15 to 20 feet. Once the piers are in place, the foundation will be lifted to the desired elevation, and then the piers will be covered up and compacted. This structural repair takes 2 to 5 days to complete.
